The Agreement should be favorable to both parties.

15 Simple points by RS-

1. The Owner has offered the monthly rent of <rent> (Rupees <in words>) in respect of the schedule premises. The Tenant has agreed to pay the monthly rent to the Owner on or before 5th of next month regularly.
2. This rent agreement is only for a period of 11 months commencing from <date>.
3. The Tenant has agreed to a total sum of <advance>/- (Rupees <in words>) towards Security Deposit amount, hence under and henceforth termed as Security Deposit amount. The Tenant has already paid a sum of Rs 10000 out of the Security Deposit on <date> as token advance And <amount> on <date> by way of online transaction in favor of Owner <Name> , with <account number> of <Bank>, <Branch>.
4. The Owner has agreed to repay the said Security Deposit to the Tenant, 50% upon vacating (or within 5 days of notice, whichever is later) and remaining within 15 days of vacating the Schedule premises after adjusting the move out charges, dues or damage charges to schedule property or interiors, if any, and the said amount will not carry any interest.
5. The Tenant has further agreed that he will enhance the monthly rent at rate of 5% (five) after every year.
6. The Tenant hereby agrees that the schedule premises inclusive of interiors, facilities and fixtures are safe, secure and worthy of renting.
7. The Tenant hereby agrees that he will pay the electricity (Electricity Consumer Number Sub Division R R Number ) and water charges in respect of the schedule premises as per the Electric, Water bill vide separate meter to the concerned authority on time, billed till the time of vacation.
8. The Tenant further agreed to share maintenance charges of the apartment as decided by the apartment committee, on time, till the time of vacation.
9. The Tenant shall allow the Owner or his representatives to inspect the scheduled property at intervals.
10. NOTICE PERIOD -60 (Sixty) days. If in the event the Tenant wants to vacate the schedule premises he would be responsible for the notice period. In case the tenant wishes to move out at the end of this agreement, he must inform prior to the end of this agreement, which shall go into the notice period. During notice period, the tenant shall cooperate in showing the house to prospective tenants. Similarly if in the event the Owner wants the Tenant to vacate the schedule premises he should intimate the Tenant according to notice period.
11. The Tenant hereby agrees that he is of clear conduct and title at the time of renting the schedule premises and shall remain so.
12. The Tenant hereby agrees that they will keep the schedule premises clean and will not damage the nature of the schedule premises or surrounding. And will not sub-let and will not use for unethical or illegal purposes and will be of no nuisance to the other residents of the apartment or locality.
13. If the Tenant does not pay the rent on time or never for continuously 2 months or more, or commits breach of any of the terms herein, the Owner shall have the right to evict the Tenant without any notice.
14. At the time of move out, the Tenant shall bear MOVE OUT CHARGES amounting to 1(one) month current rental charge which shall be debited from the security deposit placed with the Owner. This charge includes Reassigning Cost, painting, and/or cleaning of the schedule premises (based on the maintenance of the house), but minus damage and restoration charges.
15. All disputes are subject to Bangalore Jurisdiction.

Guys here is a good tip for you...

Instead of worrying about the Security Deposit ... check your Rental Agreement properly.

Instead of calling owners and scolding them for asking 10 months advance, TALK to him to access his trust and negotiate.

Giving your home to a stranger - With rising crime in Bangalore, Owners do need a Security Deposit based on the monthly rent and the equipment and other fixtures in the house. If police lock out the house for investigation, owners have no where to go.

The Agreement should be favorable to both parties.

If you dont want to pay a 10 months security deposit and painting cost, you can always negotiate for a higher rent and lower advance.

Negotiate in Rental Agreement stage.
